We met Goy Sengmany when searching for a new home and right off the bat we were impressed with his responsiveness, professionalism, market knowledge, friendly personality and excellent organizational skills. In terms of the offer to purchase for our new home, he provided good insight on how we should position our offer to purchase which eventually led us to win the purchase in a situation with multiple competing offers.
Because of our very positive purchasing experience, we decided to use Goy’s services to list and sell our home.
Goy provided a very comprehensive marketing plan and listing strategy which included a detailed competitive market pricing analysis to determine an attractive listing price, a general marketing plan that included MLS, signage, a social media marketing plan, a marketing plan to influencers and other agents and his project/communications plan to us once our home was listed and showings started. The key takeaway we got from Goy’s listing presentation is that selling a home in 2020 required a very different strategy, thinking and tactics than when we purchased a home and sold our home in 2004.
Once the listing process was completed, Goy provided very good advice on how we needed to stage our home to show best and we followed his advice completely. He recommended good inexpensive ways to do the staging work ourselves and he had access to resources to help us if we needed assistance.
Once we were ready for showings, Goy provided us with a daily (if not multiple times per day) Excel spreadsheet update and regular text and phone updates of requested showing times and which agents were showing our home.
THE RESULTS: The bottom line was that Goy got us 54 showings during the first 6 days of the listing! He hosted an Open House on the 7th day after the listing was live and he had over 60 people at the Open House!
Goy’s strategy was to have presentations of offers the day after the Open House. We received 5 competing offers with Goy’s assistance. We were very pleased with the offer we selected which was over our list price.
Goy and his team exceeded our expectations in all areas. His professionalism, integrity, knowledge and strong work ethic are the reason we sold our home. We will continue to use Goy’s services for any real estate needs and we highly recommend Goy and his team.
